Painting a House Before Selling and Which Rooms Pay Back

Your agent walks through and says the place "could do with a coat of paint", and suddenly you are pricing a full repaint two weeks before photos.

Your agent walks through and says the place "could do with a coat of paint", and suddenly you are pricing a full repaint two weeks before photos. Painting a house before selling is one of the few pre-sale jobs that reliably pays back, but only if you paint the right rooms, in the right colours, and stop before you are repainting walls no buyer will remember.

I have managed paint jobs on a dozen pre-sale renovations and watched what buyers notice at open homes. Here is how to decide what to paint, what it should cost, and where the money is wasted.

Why painting a house before selling pays back

Buyers judge condition in the first 30 seconds, and walls are most of what they see. Scuffed hallways, marked skirting boards and a bold feature wall all whisper "deferred maintenance", and buyers mentally deduct far more than the job costs. A repaint fixes three things at once:

  • Photos. Listing photos with even, light walls look larger and brighter, and most buyers decide whether to visit from those photos.
  • Perceived condition. Fresh paint makes old carpet and dated fittings look cared for rather than neglected.
  • Buyer imagination. Neutral walls let buyers picture their own furniture instead of reacting to yours.

Agents commonly estimate that a well chosen interior repaint returns its cost and then some. I would put it more carefully: it rarely adds value on its own, but it removes reasons for buyers to discount.

Which rooms to paint first

If the budget only covers part of the house, paint in this order. It follows the path buyers walk and the rooms they weigh most heavily.

  1. Entry and hallway. The first impression, and usually the most scuffed walls in the house. Small area, big effect.
  2. Living room. The main photo room. Even if the walls look acceptable, touch-ups often show as patchy sheen in photos.
  3. Kitchen walls and ceiling. Cooking leaves a film that dulls paint. Wash first, then paint.
  4. Main bedroom. Buyers spend time here imagining their life. Kids' room colours and stickers go next.
  5. Bathrooms. Mould spots on ceilings are a red flag. Treat them, then use a mould resistant bathroom paint.
  6. Exterior trim and front door. Often more valuable than repainting the whole exterior. A fresh front door costs under 150 dollars in materials.

Skip garages, laundry cupboards and wardrobes unless they are genuinely damaged. Buyers open them, but they do not judge them on paint.

What it costs, room by room

Prices vary by region and wall condition, but these ranges for a professional painter, two coats, walls only, are a realistic starting point:

AreaProfessionalDIY materialsDIY time
Hallway and entry400 to 800 dollars80 to 150 dollars1 day
Living room, 20 square metres700 to 1,300 dollars120 to 200 dollars1 to 2 days
Bedroom, 12 square metres450 to 900 dollars80 to 140 dollars1 day
Full interior, 3 bedroom house5,000 to 10,000 dollars700 to 1,200 dollars2 to 3 weekends
Front door and exterior trim400 to 1,200 dollars80 to 200 dollars1 to 2 days

Ceilings, doors and skirting each add roughly 20 to 30 percent. Get three quotes and ask each painter to list prep, coats and paint brand separately. If quotes differ by thousands, the difference is almost always in preparation.

Colours that photograph well and sell

Stick to warm whites and soft greiges with a light reflectance value above 70, which most paint charts print on the back of the swatch. These colours bounce light in photos and suit most furniture. Practical rules:

  • Use one wall colour through connected living spaces so the house reads as one calm whole.
  • Paint ceilings flat white and trims in a semi-gloss of the same white family.
  • Choose low sheen or matte for walls. Gloss on walls shows every dent under listing photo lighting.
  • Test two or three sample pots on the actual walls and look at them morning and evening before committing.

Feature walls in navy or deep green can look great, but buyers read them as a job to undo. If you have one, paint over it.

DIY or a professional painter

DIY saves 60 to 80 percent of the cost, and for one or two rooms it is a sensible weekend job. The catch is finish quality. Buyers rarely notice a slightly uneven wall, but they always notice paint on the ceiling line, drips on skirting and patchy coverage where a dark colour bled through. If you go DIY, spend on good brushes, a quality roller sleeve and painter's tape, and budget a full coat of primer over any strong colour.

For a full interior on a tight timeline, a professional crew of two can finish a 3 bedroom house in four to six days, which is often the difference between listing this month or next. Ask to see photos of recent work and confirm their price includes filling and sanding.

When not to paint, despite the advice

The usual line is "always repaint before selling". I disagree, and the reason is prep and timing. A rushed repaint over cracks, flaking areas or water stains looks worse than honest wear, because fresh paint draws the eye to the bumps underneath, and a careful buyer or inspector may wonder what you were covering.

Do not paint if:

  • The walls are already a light neutral in good condition. Wash them with sugar soap and touch up only where needed, using the original paint.
  • There is an active leak or rising damp. Fix the cause first, or disclose it. Painting over moisture problems can create legal trouble later, and it rarely survives a building inspection.
  • You are selling to developers or as a renovation project. Those buyers price in a full refit and will not pay more for new paint.
  • Your timeline is under a week. Paint needs several days to cure properly, and a rushed job smells of paint at the open home.

If the house needs more than paint, read how to prioritize renovations on a tight budget before you book a painter, because paint should be the last step, not the first. The same logic appears in the right order to renovate a house: messy jobs before finishes, always.

Frequently asked questions

Is it worth painting a house before selling?

Usually yes, if the walls are marked, dark or in bold colours. A light neutral repaint of the main living areas often costs a few thousand dollars and removes a reason for buyers to offer less. If the walls are already light and clean, a wash and touch-up is enough.

What colour should I paint my house to sell?

Warm whites and soft greige tones with high light reflectance are the safest choices. They make rooms look bigger in photos and suit most buyers' furniture. Keep one colour through connected spaces and paint ceilings flat white.

How long before listing should I paint?

Aim to finish at least one week before listing photos. That gives the paint time to cure, the smell time to fade and you time to fix any missed patches. For a full interior, book painters four to six weeks ahead, since good trades are often busy.
